How do I find out the appraisal value of a home?

I read someone else's question below about how to get the appraisal value of a home being sold by the owner.  But I just want to know how to get the appraisal value of any home being sold.  Where do you go to find that information?

The markets in many places are in flux, but you can get an idea of value with recently closed comps and the Zindex available on this site. Zillow does not do appraisals or give a definitive "value", but you can get a Zestimate here. On this site you can go to the front page type your address in the box next to the"Find Homes" menu and hit the blue GO button. You should see a map and Zestimate value come up if Zillow has one available. There is lots of information available for your neighborhood there too. You can also contact a local agent or get an appraisal for a more detailed and current value. Hope the info helps.

And... Once you have done all of this, determine whether the market is in decline and estimate the decline over the next year to determine what you should pay. You do not want to pay "fair market value" at today's rate if it will be worth 10% less in a year.

Many agents do not like to use short sales and foreclosures in the comparables. Be sure to get a complete list of ALL homes that have sold in the area over the last 12 months to get a true reading on where the market was, is and is likely to go.

There are different kinds of appraisals. It sounds like you want to know the market value of a home, yes? For that you need to do a Comparative Market Analysis of the subject property and the surrounding comparable properties. You will need to look at all properties for sale in and around the neighborhood. Compare the size of the lot, the size of the structure, location, condition, etc. Then factor in upgrades. Then you'll want to look at all properties which have sold during the last 3-6 months, maybe 12 depending on how the market is in that particular area. Compare the solds to the subject property. Include condition, location, upgrades, etc. Also look at days on market and the ratio of list/sold price. Then look at all the properties which have been cancelled or expired without selling.
This is part of what a realtor does. You might consider consulting one.
