The asking price is for you to determine.  If you meant the value, get an appraisal, or speak with a Realtor.

The listing price is important.  When you place a home or building on the market these days, you want to price it so the buyers perceive  value.  Obtain a market value opinion from a seasoned local professional; this presentation will contain information on other homes that recently sold.

Sally, if you are trying to come up with a market value to sell your home, I am suggesting that you talk with a realtor.  The market is truly fantastic right now, the buyers are extremely active right now, just sold 3 of my listings since Friday.  The rates are fantastic for the buyers which means it is a wonderful time to be selling a home.

Have a local Realtor come in for a look at your property and develope a CMA (Comparative Market Analysis) which evaluates solds vs actives.

Contact a local realtor to come into your house, preview it and pull area comparatives (CMA).  If you are looking to sell on your own - good luck it's a tough market.  If you are unsuccessful, my suggestion would be for you to call back that agent who took the time to put a price on your home so it can be marketed properly and your home gets the exposure it deserves in order to gain the highest selling price.

A local realtor can provide you with a competitive marketing analysis of homes that have sold, been listed recently, and contracts of homes that have been on the market and expired to help you determine the range your asking price should be in.. However the very best way to determine the asking price is to have your home appraised by a certified and reputable appraiser.
