Ask at least two real estate brokers to price your home running a competitive market analysis and a cost basis analysis. If you are not planning on interviewing the brokers to list your home, compensate them fairly.

A good Realtor will add knowledge that exceeds that of computer estimates and even some appraisers.  Is the other side of the street a different school district? Is the comparable home on a street that is everyone's "secret" shortcut home from work?

The best way to find out the value of your home is to contact a reputable, local Real Estate Agent and have him/her come to your house and do a Comparative Market Analysis (CMA). The agent will be able to show you all the homes that are similar to yours that have SOLD in the past 6 months, and show you what market competition is like. The agent will be able to give you a recommended Listing Price and an anticipated Sales Price.  Good luck with your sale!

A few ways are:
1) Get a formal appraisal
2) Ask an agent to do a Market Analysis
3) look up the automatically generated value on zillow
4) Put aside flyers from your recent neighborhood sales, and devide dollars into sq. ft. living area and average them.

Getting an agent to do a CMA (Comparative Market Analysis). This shows what has been sold in your area and what has been sold comparatively to your home.  It includes estimated adjustments that your house may or may not have to the comparable properties.  If you want any more detailed value, you must do an appraisal. Land value varies from the topography to the location desire; this makes a difference in your estimated value also.

As Mickey mentioned, you may have a real estate agent prepared a CMA for you (free service) and/or hire an appraiser (paid service). Please do not rely on zestimate, since it may not be correct.

You can find an approximate value of your home by looking it up on zillow. If you want to know exactly how much it's worth you need to have a REALTOR pull comps for you. I would be happy to do that for you, I just need your address.
