A more scientific approach would be to have your Realtor generate a list of comparable properties sold within the last 3-6 months and look at a "median" sales to list price ratio.

As Craig has mentioned above, it is not public information until after the transaction closes. You are able to see the asking price only; otherwise would that not compromise the buyer in the transaction?
Consult with your local realtor as to what the market is doing and and where it is heading in your area. This will give yu a better idea of how to structure your offer.

Pending sale prices are not public until the transaction closes. In the event the transaction fails, sellers do not want the previous offer price out there in the public domain.
Sale prices are available from your Realtor after the transaction is complete, or you can wait until the certificate of title is recorded.

Ask a Realtor to pull up contingent or pending sales. You can't see the 'price until a home closes though
