My advice is the same regardless of locale. Interview at least 3 Realtors and ask questions that you feel are most important to your situation. It sounds to me that timing is crucial so ask about Days On Market (DOM). This will tell you how long a property took to sell from listing date to closing. Also, since you are relocating you might be using a relocation company? If so they will be instrumental in choosing a Realtor that is best suited to getting the job done. Remember to use someone you are comfortable with and who will represent your best interests. Good luck.

I wouldn't be looking on Zillow as many here suggested. Ask family and friends for referrals. Interview several agents and go with who you are most comfortable with. If you price it right your home will sell quickly.

1. Must be full time with at least 5 full time years in the business.
2. Must know your market area (quiz them on schools, amenities etc)
3. Have a very good track record of sales, don't let them quote the office records as this has nothing to them as each agent works for themselves the other agents in office don't care about your listing unless they have a buyer and then if they do they represent the buyer.
4. Have them show you their marketing plan (that they pay for and do for each listing.

Do you owe more on your home than it is worth? Do you have any mail from agents in your mailbox? If so, that means they are spending money on marketing and that's a good indication that they will spend money to market your home, too. If you owe more on your home than it is worth, be sure to ask the agent to disclose how many listings they lost to foreclosure before signing on the dotted line. Hope this helps, and good luck.

I think what you want to find is an agent who will market the home the best. Find a few different top agents names in your area then Google there name with the word Realtor in the search. This will show which agent knows how to market themselves the best. If they do that well, They will know how to market your home. Then it will come down to the price. You need to price it to sell.

my opinion is to check out your neighborhood and record the names of the realtors you see on the signs. when you start seeing the same names over and over, then are probably getting close to the top sellers in your area. i was advised that in every community, 20% of the realtors sell 80% of the properties - and you will probably see those 20% on the signs in the neighborhood.

I dont think its about the top selling agent, i think its about finding the agent who can do a strong comparative market analysis to show you suggestions where you house should be priced at, its about your house be 'show ready' and location,well , it is what it is. Clean up the house, pack your stuff away, bring in a stager for an hour and price it to beat out your competition.

I would also figure out the top two companies in your area via the internet and signs you see. Call the office and speak with the office manager and see who they recommend in terms of performance level as well as customer service. There are plenty of agents that are on the top but how do they treat you? Internet marketing is key but you also need someone who is experienced and knows contracts. If you are leaving the area you do not want to come back because you are in a law suit.

Excellent question. Here is where I would start to research the top agents: Search Zillow for Expert or Premier Agents in your area. Read their reviews online. Check their websites. How many listings do they have and is the content up to date? Someone with far too many listings may not be able to give you or your property the attention you need. Can you find the agent and their listings online in many places? Extensive online exposure will help you sell your place faster, so check to see where they advertise online. The "best" agents may not have the most sales and may not be in business for 30 years, but they generally will have fabulous reviews, love what they do and can offer you exceptional customer service that should result in a quick, smooth sale.

Use a referral. Ask your friends, family or co-workers if they have a Realtor they can recommend. Interview 3 of them to see which one you feel comfortable with. How well you mesh with that person will go a long ways. Honestly and integrity go a long way as well.

It's not the top selling agent you should be looking for most of them are REO agents and are used to working with asset managers and not sellers. You need an agent that is professional, and experienced. One who it willing to be honest with you regarding price and terms. Call around to local real estate offices and interview some agents and pick on you're comfortable working with. Don't pick the one that tells you they can get the most for your home. They're just trying to get the listing and then they'll spend their time trying to get you to drop the price. Make sure you're give comps of like homes in your direct area, usually within 1-2 Miles, same school district, same City. Look over those comps and verify that they've sold within the last 6 months.
