Karen's answer is dead on. The most accurate assessment of your home's current market value (without putting it on the market) can be provided by a local real estate professional. Better yet interview 2 or 3 agents you can get referrals for from friends, family or co-workers. Each of the agents can prepare a CMA for you which will give you an aggregate opinion of the value.

Hi ashsteely!
Your best bet is to have a good, local real estate agent give you a comparative market analysis (CMA). This is usually based on homes sold in the last six months, within 6 blocks and with similar features. I'm hearing some appraisers are tightening up the timeline to 3 months. A lot will be dependent on the area where you live, how many sales are happening and the diversity of the homes' features, i.e. whether there is new construction nearby or lots of upgrades. Many agents offer to do this for you and hope you will give them your business. I like to give a range of prices and the exact number we choose will be based on how fast you want to sell, among other things.
Beware using computer-generated models like zestimates since they are not "boots on the ground" information and do not take into consideration information such as remodels that have been done or distressed sales of a property.
Good Luck!
