How do I fix an obvious inaccuracy on my homes Zestimate?

Profile picture for lcirillo
I own a 2bedroom 1.5 bath condo currently 'zestimated' at $130K (which I believe is low), but that's not my problem.  Zillow has my historical home zestimated at $600K +.  This is CLEARLY incorrect. I've tried to look into editing my homes facts, but that doesn't help me out.  Zillow can you do something about this? Or, does anyone have any suggestions.

Here Here! Well said. That was just brilliant. The homeowner should be able to opt out of the Zestimate. Leave the market analysis to the professionals! Not third party data providers!

I personally am not going to remove mine because I got lucky. My home is worth 500K but is being Zestimated at 650K!  LOL

It sounds like I have a bit of work ahead of me, but a solution is possible. I don't take Zestimates as gospel, but when it comes down to it, a lot of first time home buyers (and even banks) reference this site. So, it may be worth a lawyer if I'm looking at a 461% price differential.   Think I'll try the flagging option first and let Zillow try to handle their error.  Step 2, find the fair market value of my home.  This will always prove valuable and will be worth the small investment, if needed.  Thank you to everyone for your replies!

"Tell them if they do not get the price changed, you will be in touch with an attorney and will pay a third party to have the discussion with you."

I do not think that Zillow changes prices by request. Based on what you say, I would be curious to know if agents change their BPO's to what the customer wants to see. Would the agent's opinion of value change if the client hired an attorney? An opinion is just that. Some are more accurate than others, but you have to look at what information is being considered and what the motivation is for the opinion. Zillow is automated and has obvious constraints so I have no doubt the mistakes of valuation do happen.

If your chart is off (and I have definitely seen some myself that are), I would flag it with the yellow edit pencil under the main house problem to "report problem with listing". You can also post the chart for the neighborhood or zip code here so they can look at it. Around the time of the algorithm change in June, many of the charts for certain areas were wonky. Most of the ones that I watch are normal now, but if your area/chart is not I would flag it.

The first thing you have to rememmber is that Zillow has a disclaimer written somewhere on the page that says that they have a differentiation factor of 20% up or down of the Zestimate. If you believe you are further off than that, get in touch with a local realtor and ask for a Good Comparative Market Analysis. They are usually free. You might even get in touch with two companies  so you can see how close the two realtors come. Or else you can ask the broker of a company if they can reccomend somone within their comapny that does Broker Price Opinions on behalf of banks for short sale analysis. These people have estimating down to a science and can probablyy do this for you for about  $100 as apposed to an appraisal which  can cst you 350 - 500 dollars. Just let the agent performing the BPO that your home is not in distress and you are just trying to get the correct Fair Market Value for your home. Have all reports sent to you in a PDF form attachment on your computer and store them in a file. Get in touch with Zillow on the 1800 number and find out who you need to speak to and where you can forward these BPO's and CMA's so there can be a change done to your ZESTIMATE. Tell them if they do not get the price changed, you will be in touch with an attorney and will pay a third party to have the discussion with you. And maybe you will be in touch with a few local papers to discuss this issue with the Editorial section. I personally think that there are more than just a few people who are disturbed by this Zestimate fiasco. I get calls all the time when my picture is next to a listing.  Many of these Zestimates are out of line and cause  your home many times to look like it has way less value than is reasonable. It is time for the public to start taking action and stop complaining!

Yesterday in this Forum when speaking to someone with a Zesttimate problem Spencer Rascoff the CEO of Zillow said:
