I agree with most of the answers already given. You should talk to several
realtors and find the one who you can relate to and has the knowledge to guide you through the process of selling you home.

I must ask any seller today" why do they need to sell?"  because most
seller are in distress and need to sell. If this is your situation then you need to find a realtor who is SFR certified. (Short Sale and Foreclosure Resource Certified).

If this is not your situation then make sure you like the person after you interview them.

Contact a Realtor familiar with your area. Any of the internet sites will not give you the correct estimate of what your house is really worth. You will be able to get true comparables of your property and those surrounding it with a licensed agent!

Best bet for you is to contact a real estate agent who specializes in your area and ask him/her to provide you with a comparable market report - detailing the sales prices of similar properties in your area that have sold in the last 3 to 6 months.

The best thing to do would be to contact your real estate agent who can give you a CMA (competitive market analysis) on your home.  If you do not have an agent, contact a few agents and see who you are most comfortable working with.  This will give you the most accurate estimate of your home and will save you the money you would have to pay an appraiser.

Hi Jlmac,

If you're looking to sell your home start by interviewing a few sellers agents, myself included, and ask them to prepare a comparative market analysis report for you.

The agent will need to see your home to determine, condition, square footage, floor plan, etc...in order to prepare the report, if you want it to be as accurate and fair as possible.  Otherwise, the agent will take homes "similar" to your without looking at the differences.

The best way is to have your agent draw you up a CMA. (comparative market analysis) If your not working with an agent, ask one to do this for you. I would have two or three agents draw this up for you and see what they have to say. Then if you want to put it on the market, compare what different agents offer, and go with the one you mesh best with. Let me know if you have further questions on this.

The easiest way is to ask an agent or two or you can hire an appraiser for about $300. If you are in a mid to large condo building perhaps there have been some similar sales.
If you are looking to refinance you will need to deal with a bank and they will hire an appriser and they will charge you for it.

Zillow is not an appraisal. To get a Zestimate, you can go here enter the address in the Find Homes box and hit the blue GO button. If Zillow has one for the house, a map will come up for the area. Click on the address box to get to the home page.
