In addition to the information provided by the previous answer, you also want to make sure that you are getting true comparables. For example, if you have a brick raised ranch, all comps should be brick raised ranches within a .5 mile radius preferably. Finally, if they are sold comparables, they should be no older than 6 months.

I would suggest calling 2 or 3 of the closest Realtors and inviting them to come over and give you a market evaluation or at least having them email you the most recent sales near you and like yours.
