A lot f lenders could probably help you, they may still have the numbers to some. The loans now require the appraisers to be cloaked in secrecy and cannot be contacted or influenced by the lender. A third party has to hire them.

ALL currently licensed and certified appraisers can be found here.....
For residential, you are looking for an AR or AL appraiser, for commercial, and AG (certified general) type.
If they dont show on the ASC website, they are not licensed.

I would contact your lender for a recommendation on an appraiser before an agent that tries to spin this thread into a sales pitch.

We do know that 75% of homeowners with a mortgage on their home are underwater (loan balance exceeds market value).
If you'd like to know the current value of your home in Vegas...just let me know.

What purpose do you need the appraisal for? If it's just for your sense of market value, speak to your real estate agent who should be able to pull recent sold comps for you and complete a comparative market analysis.
If this is for an official valuation you will need to present to a court or similar legal proceeding, or for a refi, contact a respected local appraiser who is EXTREMELY familiar with your particular area to ensure accurate comps. Best of luck, Caroline

I agree with the other responses. A licensed appraisal is the way to go. The Zestimate is often very off and is not accurate.

If you are looking for an appraisal your best bet is to get a licensed appraiser for your property. You can also consult a licensed realtor for a CMA (Competative market Analaysis) for your home but a licensed appraiser is the safest and best bet

Hire an appraisal if you are looking for something official that will hold up under most circumstances.
If you are looking for a quick free rough estimate you can use a Zillow Zestimate, Eppraisal.com, Cyberhomes.com, or other free AVM's that you may find if you google free AVM.
Your could also ask an agent for a CMA usually for free, but keep in mind that both the agents skill level (there are very few if any formal certifications, accuracy statistics and almost no training or apprenticeship work required to be able to issue CMA's), and the bias both unintentional and intentional that agents may bring to the table when doing CMA's. Unfortunately some agents consider CMA's a marketing tool and you will tailor the value depending on the purpose of the CMA, you have to be skeptical and wonder if these agents have any clue what honesty means, and should not under any circumstances use an agent that generates tailor made for marketing CMA's (beyond using it as a loss leader in hopes of gaining your business, and even then you have to wonder since many feel if they don't give you the value you are looking for you will never call them again).

If you meant the Zestimate then click on the followed link, type your address in the 'Find homes' box then hit the 'GO' button, Zestimate is not an appraisal though, if you are really need one (the appraisal) then contact with a local realtor to get the referral.
