'Comps' wont cut it, you really need comps AND someone to analyze them to determine your value. Comps, by themselves, are useless. If you are serious about lowering your tax base, PAY a Realtor or appraiser to VALUE your home as of the tax lien date (per your county) and have them able and willing to fight for your value. Just supplying comps - which the assessor already has in spades - to the assessor is a waste of your time .
