There are a lot of people like you out there. I went to an auction this past Saturday and cash buyers drove from as far out as Longview and Tyler and some drove from the suburbs of Houston to purchase homes under 100K in DFW. It was a mad house. These were cash sales too!

Contact a Realtor who specializes and knows the market for the particular area, like myself I specialize in Denton County.
You may need sign a Buyers Broker Agreement with that agent to ensure you are not just using them to look at houses and then going to purchase with someone else. You need to interview agents, pick one you trust and is knowledgeable and ride them all the way through closing.
