How do I get you folks to publish an informed estimate of the value of my condo unit in Atlanta

There are several recent sales, some closed and some pending, that have raised the fair market values of units in our 84 unit condominium project in northeastern Atlanta in the Historical Druid Hills District.  Lullwater Place, King's Walk, etc. I would like somebody to actually look at our unit and see the improvements we have made.  Your estimate lowballs the value of my unit by $50,000, which makes it difficult to refinance or sell; people really pay attention around here to your estimates.  Judge Stan Bernstein

You can "adjust" the Zestimate by claiming the home on Zillow and add the listed features.

With that said, the Zestimate is not binding.  A buyer and seller come to an agreement on price based on the local market.

  Were you able to get the assistance you needed?  If not let me know... I know that area and have appraisers that are the specialize in that area.  I know that Druid Hills (especially Historical) can be a area that can be easily overlooked for the actual value its worth.  This also pertains to many other areas ITP & OTP especially Northern suburbs of Atlanta. The appraisers I generally use oversee the R&G made over the state of GA.
  What is your main objective after you get the value of your home backed up w/ a supporting set of documents?  Either way, make sure you use someone that knows the area.  Too many times the value falls short due to an "outsider" even other states, does an appraisal/CMA in an area they are not familiar with.

A realtor can provide you with a CMA (comparative market analysis) on your home and make adjustments for the specific upgrades you are talking about.  That will give you a ballpark figure of the actual value.  

You could also hire an appraiser to come in and do an appraisal.  This is a much more detailed version of the CMA and will give you a specific price value of your home. 

If you are looking to refinance, the mortgage company will get an appraisal on the property.  They will not look at Zestimates or any other valuations on any website.

Hi

A lender would not use a zestimate to refinance your home. They would send out an actual appraiser to your home. Zestimates are only estimates not appraisals.

It may be useful to read "What is a Zestimate?" for calibration of expectations of the Zestimate number and value range.

"I would like somebody to actually look at our unit and see the improvements we have made."    As described in the FAQ, Zestimates use public data.  Zestimates are not appraisals or CMAs so only know about upgrades if reflected in sales prices and new tax basis.   Pending sales similarly are not public data, and won't be until after closing and recording.

If lenders are using the Zestimate for lending decisions, please point them to the terms of use (section 1).  " Without limitation, lending professionals and institutions are prohibited from using information provided by Zillow through the Services in making any loan-related decisions."

You are welcome to claim your home and share your estimate of value.

Zillow is an advertising company, not an appraisal company. Zestimates are free. Accurate valuations cost money.
