How do I go about choosing a good buyer's agent? LAS VEGAS HENDERSON

We are looking to move to Las Vegas or Henderson, NV from CA. I have no family there so know no one to refer me to a good agent. I have done my research and am ready to pull the trigger. Top priority would be an area with a good public elementary school. (greatschools.org) The budget would be 150k and it needs 4 bedrooms. A good firsthand knowledge/experience of schools in Henderson is really helpful. Can we make it happen?

I would recommend finding 3-4 Realtors in taht area and interviewing them on the phone...find the one who you connect with..then ask for refereces....buying a home is process and you want to work with someone you trust and like...best of luck

By the distance between their eyes, thats the best indicator.

Interview 3 or 4, your gut will help you decide and always ask to see the comps prior to writing an offer, even if the agent you decided does not know how to pull the comps, that agent can always ask their broker for help.

Hiring a buyers agent is also not a magic bullet. Agents of all descriptions vary in experience and quality. It is important to interview more than one agent before choosing one to represent you as a buyer or seller.

Agents pushing their initials should be taken with a grain of salt. There is a huge difference between a 2 day online ePro course and what is required to get the GRI certification.

Initials don't make the agent. Look at their past performance instead.

Couple of other ideas for you:

*Ask for contact info of clients the agent has worked with in the past year. Ask them if the agent was available when you needed him/her, if the agent was willing to show a wide variety of areas, how good was the agent at negotiating the sales contract.

*Search online to find out if agents are licensed and whether there have been disciplinary actions or complaints against them.

*Henderson is quite near the Arizona border. If there's a chance you might look on the other side, make sure you find an agent who  is licensed in both states, which means she can show you homes in either location. There are a fair amount of agents who choose to be licensed in only one state. This is a problem if you're a buyer who's not sure which area you'd like to live in.

* Look for a buyers agent with some or all of these credentials:

  • GRI (Graduate, Real Estate Institute): Completed an extensive study of professional services
  • CNE (Certified Negotiation Expert): Completed course in proactively and successfully negotiating sales
  • CRS (Certified Residential Specialist): Completed additional training in handling residential real estate.
  • E-Pro: Completed additional training in advanced real estate technology
  • SSS/SFR (Short Sale/Short Sale and Foreclosure): Completed course in policies, procedures and forms designed to streamline the short sale and foreclosure process.
  • ABR (Accredited Buyer's Representative): Completed additional education in representing buyers in a transaction.

Interview several agents....ask as many questions as you can think of....see who you feel the most comfortable with and who has a good feel for the current market.

If you have specific address you are interested in you can read below to check recent crimes and school ratings in that area. 

Please see the following links to check crimes that have occurred recently around addresses that you plug in. 

The Las Vegas Metropolitan Police website covering Clark County and the City of Las Vegas, has a page where you can search crime statistics. We've included the link below.

For the City of Henderson:

This is the link to the Clark County School District. Again, you can enter in the address you are interested in and it will pull up the schools zoned for that specific house. There are reports and ratings on each school, this will give you a better idea of how well that each school is performing. Once you enter the address, you can click on the school name, then click on the school website and on their front page look for the "2010-2011 Accountability Report". This will give you very detailed information on each school and how they are performing.

Contact a couple of reputable companies, and make sure they service the area that you are looking in.  You need to be sure that you are comfortable with them and that open and honest dialogue is happening.  IF they don't seem to have the answers that you are looking to hear, then I would suggest moving onto the next person.  First and foremost I would ask them if they are full time agents, or if it is a part time job.

The best advice is to find a highly-respected and reputable buyer's agent. Since you don't have family in the area, you might start by talking with the local Board of REALTORS and asking for information.Once you have a few agents to consider,  ask them what their process is when working with a buyer. Be sure they sell Real Estate full time and that they know the local real estate market. Find an agent that you feel comfortable with, that you feel you can trust and that understands your needs/wants and understands your concerns. Once you've decided, the agent will guide you through the process. One of the first suggestions they should make is for you to sit down with a mortgage lender to discuss a pre-approval. 
I work in Pennsylvania and have referred clients to an agent in Vegas. She's extremely professional, trustworthy and has the experience you're looking for. My clients have all been very pleased with her.
