The best way to find an agent is through referrals. Ask your friends, family, coworkers if they can refer you to a good agent they've used in the past.

If the Realtors arrive to see you for the first time with all the information regarding the price thay have ascertained for your home - then pass them by. How can such a valuable asset be priced without even seeing the home. The home needs to be viewed first to review its potential for buyers in todays market. Both the plus and minus points have to be assessed and linked back to price.
Just pulling data together without sight of the property, can be done by anyone. Unfortunately, some of these people are Realtors. Fancy listing presentation and then onto the next one.

Interview at least 3 REALTORs. Find out what they can do for you and it should be more than newspaper and internet advertising, open houses and putting your Mother's home on the MLS. Ask them if they have an SRES (Senior's Real Estate Specialist) Designation as we are trained to deal with specific issues that arise (both financially and emotionally) when working with elderly parents. Remember, if this is a long time family home it is going to be very difficult for everyone involved and you'll need an agent who understand this and has patience.

I always ask people to see how quickly the agent "caves" in lowering their fee; if they are willing to discount themselves then be assured they will not be able to negotiate agressively on your behalf.
