How do I go about finding an agent to help me sell my mother's house?

The best way to find an agent is through referrals.  Ask your friends, family, coworkers if they can refer you to a good agent they've used in the past.

If the Realtors arrive to see you for the first time with all the information regarding the price thay have ascertained for your home - then pass them by. How can such a valuable asset be priced without even seeing the home. The home needs to be viewed first to review its potential for buyers in todays market. Both the plus and minus points have to be assessed and linked back to price.
Just pulling data together without sight of the property, can be done by anyone. Unfortunately, some of these people are Realtors. Fancy listing presentation and then onto the next one.

Remember there is a Today price, a 4 month price and a price for next year. In your situation SRES is a starting point

#1: Ask friends/ family for referrals!

#2: Definately interview the agents (I usually say 3-4).  Make notes on whose personality clicks with yours, if you feel at ease with them, and if they are honest with you.  Any one can tell you what you want to hear, but if they have done the research and show you how they came up with this suggested price, usually they are telling you the truth.  Remember, the only way we succeed is if you succeed!  We want your property to sell too-our reputation depends on it!

Interview at least 3 REALTORs.  Find out what they can do for you and it should be more than newspaper and internet advertising, open houses and putting your Mother's home on the MLS.  Ask them if they have an SRES (Senior's Real Estate Specialist) Designation as we are trained to deal with specific issues that arise (both financially and emotionally) when working with elderly parents.  Remember, if this is a long time family home it is going to be very difficult for everyone involved and you'll need an agent who understand this and has patience.

Don't allow an agnt to tell you what you want to hear, they should know the market conditions very well and give you advice on how to sell the property quickly and for the best return on investment.  I always ask people to see how quickly the agent "caves" in lowering their fee; if they are willing to discount themselves then be assured they will not be able to negotiate agressively on your behalf. 

Don't just rely on the company, you can interview several from the same agency.  A REALTOR is an independant contractor and we're all pretty much self proprietors.  Go with what you feel is right, there has to be a connection and a high level of confidence.  This is the biggest investment your parents have made and you'll need to place your trust in a confident, competent and compassionate individual.

Follow the Zillow link to agents that work in the Smithfield North Carolina area.

Ideally you will want to talk to at least two agents to make sure you get an agent that will be a good fit. Also ask both agents for a CMA or Competitive Market Analysis. There is often no charge for this service. It will give you an idea of the value of your mothers home.

You can also ask friends and co-workers for an agent referral. If you are not local to the area you can ask a Realtor where you live for a referral in North Carolina. They are compensated with a portion of the listing agents commission.

Keep in mind that if the home is older and/or has a bit of deferred maintenance that you price the home aggressively for a quick sale.
