The current market dictates what your house is worth. A real estate appraisers estimates the current appraised or market value by completing an appraisal. In residential housing the most common appraisal method is the sales comparison approach. At least three properties as close to yours in style, location, size, room count and so on that have sold in the last 6 - 12 months are used and are adjusted in comparison to your home. Other methods are used to support the value, but most weight is given to the sale comps. After the appraiser makes those adjustments he arrives at what is called a final reconciliation of the value. That is it in a nut shell. It is much more involved than described, but hope that gives you a better idea of how you current value is determined. If you purchase or refinance a home the lender will order the appraisal. If you just need it for personal use you can engage an appraiser yourself. An appraisal on a single family home costs about $500.00. Hope that helped.
