If you wish to know the owner's name for a specific property, you'll need to go to the public records office for your area (either electronically or in person).

If you are suspicious that you've encountered a rental scam, here's a link to Zillow's FAQ on scams and other internet fraud.

The county recorders office will have helpful information about owners names.  You'll have to be able to understand who the current owners are and that can be tricky as lien history for reconveyance sometimes gets confusing.  You can also contact a local title company in Utah that can quickly assess who the owner of record is and help you out.  They will typically have this information quickly for you.

Ask your Realtor to look into this for you.

Your best bet is to contact a title company in the area.  If you are trying to legally acquire the property then have a real estate professional do this for you.  You can also stop by the county office or just knock on the door.
