A home in a neighborhood is usually fairly easy to price.  Of course, square footage, condition, updating, curb appeal all go into the value.  Look online for an active Realtor to come our and do a CMA.  To list and sell your home, you need full internet exposure, with a busy full-time agent.  In rural areas or homes without comps I recommend an appraisal to give you an idea of where to start your pricing. Pricing correctly the first time is very important and makes a big difference with your time on market.  Good Luck

Market value is easy to determine with help from a Realtor. Just ask someone for a Market analysis for the last six months of the market with similar homes in location, size, age and amenities.

The monetary value you place on your house and the monetary value a pre-approved buyer puts on it may be very different. The main determining factor on both sides is motivation.

If the seller is making two mortgage payments, his motivation level is very different that the seller making just one. I don't know where you are.

The other side is true too. If the buyer needs a house immediately, he might be willing to pay a bit more and not negotiate. Depends on where he is.

Hope this explains how motivation equates to the fair market value.

You have 4 options.
1) Pay $400 to $500 for an appraisal
2) Have a good relationship (Business) with an Agent and get a CMA
3)Try to do a CMA by yourself.
4)Put your home on the market and keep dropping the price until someone
buys it. That is market value. What you are prepared to sell for and what someone is prepared to buy for.
