If you want the Active comparables, you can drive the neighborhood to find those. (Provided signs are allowed in that neighborhood.) If you want the Sold comparables, you can get that from your County Recorder.
Or, you could get both plus expireds, pendings, withdrawns, etc from a local real estate agent.

I would recommend you contact a local Realtor who specializes in your area/neighborhood and have them pull comparable sales for you. Waterfront is sometimes more difficult because there aren't as many homes to compare to. Good luck!

If it is like my area, you have to do a lot of careful research, using online data, and possibly a knowledgeable Real Estate Agent, or two, familiar with the waterfront market, and it's quirks.
The scarcity that makes waterfront homes desirable, and valuable, makes them harder to comparatively value, than less scarce homes. It is a dilemma, where I live, and always has been. It is so, for appraisers, owners buyers, and the only real way to determine the fair market value, is to put it up for sale, at, or above, your desired price, and let the offers determine the value. That market segment is very "asking price" driven. and in my opinion, is still, a Seller's market.
Harvard Mass. is certainly very different form York County SC, but waterfront properties have similar valuation vagaries, nationwide.
