Wetdawgs, you're right. It takes a class and a test to earn you RE license. Anyone can do that. However, not just anyone is successful as a Realtor. Good Realtors buy and sell houses everyday. The training for the license has little to do with it, just like law school, although more intensive, does little to prepare a lawyer for the realities of court cases. Practice makes perfect.

FSBO's that end up selling their home, sell it for 10-15% less than what comparitive properties sold for that were represented by a Realtor. Even after paying Realtor commission of 6-7%, Sellers represented by Realtors net 3-9% more than FSBO's who aren't and don't pay a commission.

@Joseph: Jumping to respond before you read the entire message?   As I said in my previous posts  "While real estate agents can add value in many situations related to real estate....".    I think you just did yourself a huge disservice.

Maybe you don't see the value in a real estate agent but I've seen it first hand many times. I can't count how many times I've visited an FSBO only to follow up 2 weeks later to find out they are under contract to sell and end up with a sales price well below market value. 

Real estate agents bring a huge value to the seller. The problem is the value many times is not tangible because they don't know how much money they might have lost if the agent wasn't negotiating on their behalf. 

Its not the training, it's the experience. Doctors don't spend 8 years in the classroom. Most of their school is on the job in medical offices and hospitals.

Choose an experienced real estate agent and you will always know you got the best deal possible.

Comparison of real estate agents to lawyers always triggers a lot of laughter.    It takes considerably less training to get a license in real estate than it does to be a plumber, electrician, massage therapist, etc etc.     While real estate agents can add value in many situations related to real estate, the training is only a tinsy tiny bit compared to a lawyer, surgeon etc.
