Hire a qualified Realtor, it's worth every penny of the commission. We are all working very hard these days in a tough market.

You may want to consider adding your home to a free FSBO web site:

The site is nationally syndicated on Yahoo, Trulia, Oodle, Vast, and XSites Network.
I'm not a realtor-just a loan officer wanting to attract buyers for both of us. Buyers contact you directly, because each listing shows the seller's phone number.
No commission, no contract, nothing for you to sign.
Thank you!

First look at the home from buyer's perspective and if you see issues then they will see issues. Address those issues first. Stage the home like you would see in a model. The either do your research or have a realtor do the research for you to get an idea of a price to ask. Make sure you put a great deal of time into the right price. Price point is the key in this market with so many houses on the market. Then contact a realtor to put the house on the market. You can try listing it yourself - but just remember 80% of For Sale By Owners are then listed with a Realtor to get the house sold. Good Luck!
How do I list my house
