Investment clubs work for some people as do seminars, self help books, night classes at your local college, ect.
When you know the right questions to ask, finding the right team to work with will more easily fall into place

If you are an investment virgin, it would be best to find a social club in your area that focuses on "property investments". There are several issues that go into the investing side besides finding a great property. I have been a property investor for over 5 years and I have received very little knowledge from other realtors. Realtors can sometimes find great deals, but they have a hard time understanding the other aspects of investing such as true ROE (return on investment).Local investment clubs are great for learning the most profitable neighborhoods, knowing the trustworthy local repair contractors, and networking with other people that can share their past experiences to help you succeed.
