Assessors offices aren't always the be all and end all. If their information is up to date, it may mean that your basement doesn't qualify as livable square footage. Depending on your building codes, you may have to add exterior egress from spaces you use as bedrooms and family areas. check with the county.

As the data in Zillow come straight from your county assessor's office, it is strange that there is this disconnect.    But, you can claim the home and edit home facts if you wish.  You may also wish to contact your assessors office and update their facts.
