How do I make public record new sq footage?

I recently had an existing unfinished screened in porch turned into actual living space. it added 200 sq ft to my home. A slider was removed between porch and kitchen and made into an archway. The porch was finished off by replacing screens with energy efficient double-pane windows, the existing walls were insulated, sheetrocked, painted, floors carpeted, french doors were added leading on to deck. I did not obtain building permit since frame was existing. Do I need to have it inspected? Thanks for your help! Karen

Fred Griffen is correct on the process. There may be some de-construction required for the inspection, and you may be hit with some fines as well. In a worse case scenario, you may even be required to remove all of the non permitted improvements  My question would be what is it you are trying to accomplish in adding the sq. footage to the public record? If / when you sell, you can ask whatever you like for your home reguardless of the sq. footage, and 200sq. won't price you outside of the comps. In many cases you can even list the enclosure space in your sq. ft. pricing by simply identifying it as an unpermitted enclosure of an existing screened porch.

Contact your Local Property Appraiser or Tax Collector.

They may refer you to Zoning or Building Inspection or Code Enforcement to determine that the addition / improvement was done to Code.

And they may hit you for any required permit fees, etc.

Also, be prepared for a New Assessment = Property Tax Increase.

See a Real Estate Attorney for Legal Advice.

Best wishes,
   Fred
