A $1 sale has no effect on value, hence no effect on Zestimate.

Is there any way to be absolutely sure that the $1 item isn't affecting the Zestimate, or do I just have to trust Zillow? The value of my condo seems slightly low, but I have no idea if the $1 "sale" is affecting it.

I believe that Zillow drops those $1 transfers from the Zestimate calculations for accuracy's sake. They use to have a notation with an * on the page that said that the transaction was excluded, but that do not have than notation listed anymore even though they still exclude them.

Zillow does obtain their information from your county records. If the record does not indicate a transer of ownership, it might not affect your Zestimate. Items like a death, divorce or memorandum should not affect the value of the home.

How do I make sure a $1 "sale" (name was added to the deed) doesn't affect my Zestimate?
