In order to "pick" a price you will need a good agent who understands current market value, trends and numbers.  You will need a good amount of listing and sales comparables to review, but more importantly, the right pson who is cabable and experienced in interpreting the market data.  THis is always the challenge with sellers, picking the right price, not too high and not too low.  If you want to sell quickly, and if you have equity in your home, I suggest you find the right sales price and discount it slightly under themost probable sales price... in this way you shoulddrive more traffic to your house and consequently get a buyer more quickly.  I have a 15 year background as a real estate Appraiser, so I can deffinately help with the value and numbers if you wouldlikemorehelp or info. First, you should look at active, pending, and sold comparables for your home. A local real estate agent can help you with this. To be aggressive (sell quickly), you will want to set your price below the average sold or active listings.
