There are some companies who will list it for a flat fee- you will save money by not hiring a broker to sell your home, but research shows working with an agent will fetch you a higher sales price.
hat being said, I would recommend if you list it on the MLS, which is a listing service for realtors, offering and stating on the listing that you are offering some sort of commission to the buyers agent in order to encourage foot traffic to your home. Agents are only paid by commission, so I would guess few agents will bring buyers to your property unless you are offering to pay them for their work. You're on the right track- the MLS is a great way to market your property.

Hi,
Just looked at your photos... house looks great!
There are companies that will list your property on the MLS... there were more a few short years ago, but many of them have closed shop. They are limited in what they can do for you, but will be able to upload your information on the Multiple Listing Service for a fee. Best of luck!

If you are trying to save money on commissions you could get it on the MLS by using a flat fee company. Full service professionalism usually pays off in the long run however.

You will be paying out a buyer's agent commission if it sold thru the MLS by a buyer's agent. At that you are into it for 2.5-3.5% commission PLUS wwhatever the " limited rep " agent that doesn't represent you charges for being in the MLS.

The RMLS is REALTOR run so you have to use a REALTOR to get on that MLS. You sound like what you want is one of the limited representation services or also called MLS only, where the only service the REALTOR provides is to place it on the MLS.

There are some flat fee listing services that can put your house on the MLS, but as the MLS is supported by Realtors it is an exclusive club.
