Social security is an income as good as a job. In fact ss is better. As no taxes are paid on SS you can get a multiplier added to what you can get for a mortgage compared to if you had a job. The only exception is if you SS is temporary (like disability) and will go away in time. As long as it is permanent you are good to go.

As long as your income is solid, your down payment is solid, and your credit is solid this is as good an income as needed for a mortgage.

For precise details based on your personal situation ask any lender near you what you can do.

P.S. if you are concerned about being to old to get a mortgage that does not matter. The age discrimination laws mean your age is not an issue as long as you are 18 or older.

Social security is income. If your income ratios and your credit scores meet the banks requirements you should have no problem getting a loan.
