APPRAISAL IS AN OPINION. IT ALWAYS COMES DOWN TO WHAT PEOPLE ARE WILLING TO PAY. THE COMPUTER GENERATED APPRAISAL DOES NOT DIFFERENTIATE BETWEEN TWO IDENTICAL PROPERTIES, ONE LOCATED ON A VERY DESIRABLE STREET AND THE OTHER HOUSE LOCATED ON THE NEXT STREET NEAR THE SERVICE ROAD OF A HIGHWAY. ITS A GUESSITIMATE.

Many times owners and agent want the past sales prices or public record information removed. I believe that having that basic information available is in the public interest. It is part of the public record which is why it is free and available to everyone in most states.

I will not argue that the Zestimate is in the public interest. Personally, I would like to see legislators take more of an interest in many different sources of online information. The internet is a great place to do research, but the complete lack of personal records privacy is an issue that the law needs to address at the very least.

The Zestimate may serve no purpose to the selling agent, but it should not be a problem either. If the house is well priced in relation to comps the house will get offers no matter what the Zestimate says

If there is something "bizzare" in the Zesitmate that makes the comparison to your property inacurate, you can explain that in your property description: example: "Note in the Zestimate below that these are empty lots while my listing is a completed home."
