How do we find a buyer's real estate agent for a wide area?

We are considering retiring to the south from Ohio. The location could be anywhere south of Tennessee. We have a very specific set of requirements for our desired home, but don't care where it is in the Southern US. How do we find a buyer's agent who can help us narrow our search using our detailed requirements?

Most Realtors are licensed in a specific state. Some states offer license reciprocity with other states and some Realtors maintain a license in more then one state, but you will find that most Realtors do not have subscriptions to more then one or two Multiple listing services (the main way Realtors locate suitable properties), it would be cost prohibitive for most to operate in that manner.

You are best suited doing some more research on what area you would like to live in, at least narrowing it down to one state, and then working with a local professional in whatever area you decide on. Good luck! -Kjell

You will likely be better served with an agent in each area that you are considering. Try investigating the areas a bit and see if you can narrow down your "preferred area" and see what is available there. If not, choose an agent who specializes in your next "preferred area". That way you can compare what you can get in each area and that may help you narrow your search.

Google Exclusive Buyer Agents and contact one in each state you are considering. I think it will be difficult for you to get around being aligned with more than 1 agent.

You need a Realtor who is licensed in more then one state. They are rare, but they exist.

You could say if you want Georgia, or North Florida or Alabama or Miss.    Each of us are licensed for particular states and a few here and there are licensed in multiple states.    My own license is for Florida
