How do we find out the value of our homes?

I'd like to know how much my house is currently worth.  I used to be able to find that out on Zillow but today it isn't working.

Another consideration is what do you want the valuation for. Is it a refinance valuation? Are you thinking of listing your house for sale? A construction loan? The purpose of the valuation can be as important as the valuation itself.  Just some food for thought. I would suggest talking to a local Realtor for help.

While Zillow can give you a "ballpark value", I wouldn't considerate in accurate.

One way to determine the true value of your home is to hire an appraiser.  If you don't feel like paying an appraiser, the easist way to get an accurate updated home value (cost) is to call a real estate agent in your area.  A Realtor can compare the value of your house with all the recent sales in your area.  Home values constantly change and it is difficult for web sites to stay current.  Real estate agents can also take into consideration all the upgrades on the property and factor into a more accurate value.

Most Realtors will be glad to give you a free CMA on your house in the hopes of one day being able to earn your business.  To be on the fair side, you might want to tell them up front if you are not interested in selling your home and are just curious on your home value.

Getting a proper valuation in an instant is about worth the time it takes.  Zestimates can be useful in homogeneous neighborhoods, but if you have unique features to you home it is best to seek the advice of a professional appraiser or real estate broker.  Usually, the best of these professionals can get you something you need in a few days.  If you are considering selling, a reputable realtor will do a market valuation for your free of charge.  Otherwise, you can pay a competent appraiser.  Appraisal fees range from about $400 to $1000 depending upon the appraiser and the size of the home.
