A lot of great responses to your question. Not only would I work with a Realtor (not just a real estate agent), but also look at working with a Certified Home Marketing Specialist (CHMS). A good Realtor with the CHMS designation will offer creative ideas for staging, marketing ideas, etc. that could provide the edge you need in today's market. Interview more than one Realtor and make sure you ask for testimonials from past customers. It is also important that the agent you work with has a method of reporting activity on your home's viewings, comments, providing you with updates on activity in your neighborhood as well as a marketing strategy that you both feel comfortable with. It's all about presentation, promotion, pricing and professional service. Try and get some referrals from friends and neighbors and find the realtor that can do all the 4 aspects the best. Good Luck.

As nice as it is to list your home on the Zilllow site for $40, I'd consider using a Realtor...not just a Real Estate agent, but a real live Realtor.
Chances are, you will find yourself with a professional who is up to date on marketing trends, and is a probably full time agent. You need every advantage. Possibly most important, using a Realtor allows you the marketing power of the largest RE site on the planet, Realtor.com...it's a tough time to go with one website for all your marketing needs.
My RE business is almost all referral driven after 20 years, so I'd ask your most trusted friends, coworkers, and others for their referral. They will remember the good agents, the bad ones, and hopefully a Great agent! Good agents have a following! Interview 2 or 3, and you will know who will work best with you. It will always be a people to people business.

When you are serious about listing your home for sale, you would want to interview three Realtors in your area. They should be able to demonstrate their experience, as well as they marketing plan. Zillow is but one on line resource many Realtors use in a comprehensive marketing plan. A showcase listing in Realtor.com, exceptional photos of your home and the community posted on MLS and company/agent web sites, Postlets on Craigslist, a virtual tour on YouTube, and a presence in many other on line venues will be critical to presenting your home in the best possible light.
The Realtors should give you a competitive market analysis of the active and sold properties in your area, which will help you to determine the correct price for your home. If the home is correctly priced, it will be sold in a reasonable amount of time. They should also have a system to give your feedback from potential buyer about what they liked and did not like about your home.
Be realistic about the price of your home and the expectation of the days on market. Discuss with your Realtor how you would like the process to proceed and how you would like the communication to be handled: email, phone calls, text. Setting expectations is important for a smooth transaction. Most Realtors make helping their clients reach their personal goals their most important objective. Good luck with your sale.
