Yup, 2.25 baths. It always looks strange, perhaps somewhere in the comment section you can explain.

Hi Denis, you count is correct. Our MLS suggests this idea when figuring out the total bathroom counts. A bathroom must have a commode to qualify (a sink and shower do not make a 1/2 bath). And the 'count' is essentially made up of fixtures or water spouts if you will, up to a 'full' bath. So a commode (no official 1/4 baths but this is .25) and sink make up a 1/2 bath. Then adding a stand-up shower makes it 3/4, then adding the tub 'fixture' makes it a full bath. There is nothing larger than a full bath so a "5 Piece Bath" is not 1.25 it is simply a full bath. Hope that helps to clarify the count process, but again your math is right!

For appraisals, all 3/4 baths are rounded UP to full . . . usually..

You've got it right Denis! Most (not all) buyers are looking for two what I call "bathing stations". So yours has two and then a powder room for guests which I'm assuming is on the main floor. Now, if you move to other parts of the country they count it differently but for Madison Park and any other area in Western Washington that is covered by the NWMLS you are counting AND representing your home correctly.
