How do you advertise to be an accurate forcaster of real estate value?

I have my condo for sale.   It has been completely remodeled.   You have dropped the projected value by $2,000.   Across the hall, less than 10 feet away a condo smaller than mine with less improvements was also remodeled.   It sold for $5,000 less than my asking price and it is smaller.   In the same time you dropped my value by $2,000 you increased the value of that condo by $76,000.   So you are saying that two condos within 10 feet of each other with similar improvements, on the same floor can sell for a difference of $78,000?   Please explain.

Cora La Scala thank you for your reply.   I believe you missed the point of the question.   Zillow is reviewed by thousands of prospective buyers and makes the claim that a home's sales price will be within 1% of their projection.   This question was not asked to seek local real estate input but rather to ask the Zillow corporation to explain how such an inaccuracy can be generated from their algorithm.   I have a very competent realtor handling the sale of my home. I just find the discrepancy generated by Zillow to be outrageous.

Whatever shows up here, or on any other consumer real estate web site, is used by neither banks, appraisers nor real estate agents for any real estate transaction or refinance, so it'll have absolutely no impact on your home's actual value.

If you are using a real estate professional who looks for a home's estimated value on a consumer real estate site, it's time to switch professionals.
