How do you arrive at your estimates on house value? We feel our home is worth more than you do?

Our home is located in one of the most desireable areas in the Avenues across from some million dollar condos and an expensive development.  It has stunning views and is a graceful and charming large home with many period details as well as tasteful renovations.  How do you factor this into your estimates?

Amen to Michael's answer.  Several years ago one of my Avenues' listings sold for $100,000 more than its Zestimate.
I usually advise clients to use the Zesitmate over a period of time to show trends in value change and not as a precise evaluation of their property value.  Don't get the idea that I don't like Zillow, I use it to market my client's homes, but it is only one of many tools that real estate agents should use to get the job done.

Zillow uses an algorithm to come up with "zestimates" of property values.  Since Utah is a non-disclosure state, Zillow relies heavily on valuations from the county assessor.  Materials, upgrades, views, etc., are not taken into consideration.  Although Zillow can at times be a useful tool, local professionals do not value zestimates.

The best way to get a value on your Utah home would be to either hire a Salt Lake Appraiser or a Local Realtor to do a Market Analysis. I can provide this to you at no charge. You can request it by going to the link! [link removed by moderator]
