How do you calculate home values?

How is my home the lowest valued home in my neighborhood, you'd think a corner lot would add value and upgrades that I recently stated. Can I use this report to have my taxes lowered, this would be the only upside to this rapidly declining value. I feel my home is singled out here. How can I increase the value? All of the replies are correct of course. It's very important to get a free, CMA from a Realtor who has actually seen your home. There are so many other variables in play that can not be calculated from just looking at the #s of comps in your area. Z estimates do not take all these factors into consideration. It's a machine, not a human!

I offer my clients a free personalized web site in addition to a CMA. This way they can make adjustments themselves and then we discuss the valid or not so valid reasons for them. I am located in Northern California, however, so not practical for you. www.BayAreaHomesForYou.com

Hi Tamara,

There are so many considerations when determining home value... perhaps this is why appraisers have to take well over 2000 hours to get accredited.

The values are based on many factors including recent sales stats, pending sales stats, active listings and bank foreclosure trends.

Your home can gain or lose value relative to other homes based on your sqare footage,  lot size, views, remodel considerations,  pool and several other factors.

Regarding how you can increase the value, truthfully I'd need to see your home and review other homes in the area to answer that question. I'd be happy to do so and there would be no obligation on your part... well maybe a Starbuck's latte.

You do have the right to dispute your property valuation and taxes. Just go to the Maricopa Tax Assessors web site and they have the info there. However, just because your home value goes down doesn't mean your taxes will. That's a whole story in itself.

Are you looking at your home value on 'Z'? Call a Realtor for value... ps the upgrades help, the cornor does not... and yes get your tax base lowered...
