How do you come up with your zestimates

I have a listing that is priced at 930,000 at 812 albury ct, moorestown, new jersey.  The taxes are based on a value of 942,200.  You have an zestimate of 802,000.  How is that possible when the house is valued at 942,200 for tax purposes.
