There are several things to consider when looking at Zestimates:
a. Accuracy of data: 24A has a lot of conflicting information with multiple records on Zillow The size ranges from 1800 something to 2200-something The bedroom number and bathroom number vary from records so the Zestimates are all over the place.
b. What is and isn't included in the Zestimate - a Zestimate is calculated from the core facts from public sources on a property. Zillow doesn't know if someone has a roof deck, or a waterview that can't be blocked etc. Those features go way beyond what is available from public sources, therefore these are not part of the calculations. This is why a Zestimate is described as a starting point for comparison of properties and doesn't substitute for an appraisal.

How do you come up with your zip estimates? How can I correct it?
My condo unit at 24B Nantucket Falmouth Ma and listed $80000 less than 24A which does not make sense. When purchasing this unit it was $10000 lower than 24A. I have a roof deck and my waterview cannot be jeopadized like 24A can be if our neighbors build a house in front. Can you please correct your zoo estimate on 24A Nantucket Ave.
