How do you come up with zestimates?

I ask because my condo is valued less than my mother's condo.  We both live in the same neighborhood (less than 1 mile apart) and my condo has more square footage than hers.  She is all on one level, and I am on 2.  Her condo is valued at $13,400 more than mine.  This makes no sense.

In my area,  single family homes and condos that are one floor tend to demand considerably higher price per square foot than two story SFRs and condos.

Zillow readily admits that its Zestimates are merely estimates based upon public records.  There has probably been more recent sales in her area than yours.  In my area of the country, there is a demand for one floor condos for senior citizens who don't want stairs.
