How do you convert residential property into commercial property?

I'm interested in buying a home and would like to convert it into a business.  How could this be done?

You may want to consider selling things out your window. Underwear, tamales, watches. Whatever. Soon the Revenue department will find out, either from a neighbor or reading the local press headlines, "local man earns living selling underwear out of living room window". Then the county will want to tax your building as a commercial property. All without the hassle of going to the city council.

In order for a property to be converted to Commercial, it must meet the zoning guidelines for that specific location.  Take a copy of a tax record or something that identifies the property's legal description, and address, to City Hall or the Zoning Department.

Visit City Hall, most likely the Zoning Dpt and the Bldg Dpt can help you.  Unless the property is located on a mixed use zoning, you will need a variance.
