How do you determine a house's value?

Right now, I would have to strongly disagree with the estimated value that you've placed on my house.  When similar houses have recently sold for significantly higher prices, can you explain why you have constantly lowered my house's estimated value?  If you are only going by broad market trends, then I really don't see why I should place any credence to your estimated value for my house.

Zillow uses town data and recently sold comparables.  What they typically do not take into account is the property condition... which is why they have a High + Low value.

Unfortunately, Zillow can't see inside of your home, or any other homes that it considers "comparables". Although it's "zestimate" could be considered a cursory estimate, nothing compares to a professional actually doing the necessary research.

If you're looking for a community specific value estimate of your house, usually people have a local Realtor do a free Comparative Market Analysis.
