How do you explain the wild swings in value of 14554 Weddington St. Sherman Oaks, CA 91411

Compared to all other surrounding homes.
How do you explain this small, old house supposedly being worth more than houses twice the size with pools.
Something is wrong with Zillow's value of this property.

No one connected with a loan mod looks at Zillow, so I wouldnt worry about it. They have their own appraisers go it OR do their own AVM. Zillow means nothing in the loan mod world. If you still want to contact Zillow, since you claimed your house, click on EDIT and REPORT A PROBLEM, state your case.

Your home is listed as a duplex in title. If its NOT a duplex, you have to change that with the LA County Assessors office, not Zillow, to have it corrected. Maybe that fact has something to do with your value.

Regardless Zillow can say your property is worth 3 million, still no effect on loan mod - its worth what its worth, not what Zillow says its worth. Try Trulia.com - maybe they show it cheaper...

I live there for seven years.
I own the house.
Nothing has changed.
Zilliow has the value of this house only willdly swinging as you can see by the graphs.
None of the other houses in the neighborhood has wildly chinging values like Zillow says my house has.
How do I get Zillow to look at this and re-evaluate my house correctly?
Zillow (improperly) has my house worth more than most larger nearby houses, even other ones with pools and larger lots.
I am in the middle of a loan modification and need a more accurate value than this wildly inflated value.

Your response sucks.
The house just across the street (a much larger house) just sold for $150,000 less.
Another house just across the street (a much larger house) is for sale for $200,000 less.

Zillow has a secret algorithim which takes many factors into account. It is interesting that the NEXT DOOR neighbor, of identical square footage, is much less..

TWO factors I see for 14554 is that it is a relatively RECENT SALE vs the next door neighbor, and that the owner has CLAIMED THE HOUSE as well as used CREATE AN ESTIMATE of their own value.. I believe with recent transfers, the values tend to be updated more than the old transfers. Im not sure how much the CREATE AN ESTIMATE feature plays into the Zestimate.

Anyone else ? Besides that, their algorithim is still their 'secret sauce'....dont forget Zillow only has 18 million homes in their database....
