Why not just get a free Comparable Market Analysis from a Realtor? We don't bite....LOL. Plus if you are unsuccessful as a FSBO, you will wind up using an expert to do what us Realtors do....sell homes!

Utah is a non-disclosure state, meaning that home sale information is owned by the MS and is not public. The only way to get a good estimate is to ask an agent for a free Comparative market Analysis and more. If they won't do it for free, call a different agent. If they push too hard in their response, email another agent.

Hire an appraiser. You can use the appraisal to market your home once it is completed. In Cincinnati, you can pay about $300 for an appraisal and it will provide 3-6 comparable sold properties.
If you choose to hire a Realtor, you may be able to get a CMA for free.

In most areas, the way to find Sold information is either by a real estate agent or an appraiser. Here Sold information through our local MLS is available only to members of the MLS service. As agents we pull comparable sold information to determine what you home is worth. Some agents do a better job than others. These are CMAs Market Analysis and are usually offered for free by real estate agents.
The best way is to bite the bullet is to pay for a local licensed appraiser to give you a true picture. Homes can be listed for any value but what they are really selling for within the last 6 months is critical to setting your price.
You could search local public records at most local county offices, but this can be time consuming.

Tax records and Zestimates are not reliable sources of information for what you need. The best thing you can do is go through an agent or make note of homes that have sold in your neighborhood and contact an appraiser and have an actual appraisal performed, using those recent sales. An appraiser will charge you.

The MLS rules prevent us from disclosing confidential information to the general public. The research involved finding comparable properties and researching prices is a part of our profession. It takes training and a knowledge of the market. If you still want to sell on your own look at the asking prices on similar homes in the area. Don't fool your self into thinking that your home will sell for more than the average. Many people think that the extras they have added will justify a higher sales price. Truth is that upgraded cabinets, flooring, granite counters, etc. will help your home sell faster than similar homes but it really doesn't add significantly to the value.
