A Realtor will be able to do a tax search to see if a foreclosure or notice of trustee sale has been initiated on that home. In my opinion, it is highly unscrupulous for a landlord that is in foreclosure and no longer paying the mortgage to continue to charge his tenants rent. Unfortunately, I have seen this happen numerous times in the Phoenix are while handling repossessed properties for the banks.
