"The most common mistake I see both buyers and seller make is not listening to their Realtor."
As I said before, I don't agree with that statement. I think the most common mistake is choosing the wrong agent followed closely by failing to get the appropriate inspections. Although a good agent can be a great help to buyers, not all agents are great.
Enlisting the services of an agent does not mean that buyers should stop thinking for themselves and follow them blindly. In the last few years, buyers have had a chance to see where failing to think independently and failing to get their own information has gotten people.
Even many experienced agents did not advise their clients not to buy when the market was clearly buckling in 2006. That tells me that those buyers needed to rely more on their own judgement than that of their agent.

I agree with Jim's assessment but would like to add something to it. Finding a good Realtor is not as easy as it sounds. Interview some and you will find out that it is like every other service business. Some are better than others. It is obviously that once you find a good one listen to the good advice they give you.
I have also seen people listen to their agent and not do so well with the advice. Ask people who bought homes around 2005 and 2006
when everyone wanted to be a Realtor.

Find a good Realtor and then follow their advice. The most common mistake I see both buyers and seller make is not listening to their Realtor. I have been involved in thousands of transactions and witnessed several thousand more, no other mistake comes even close.
