If you still care to have Open Houses, you should advertise on different sites, ahead of time, IE: Craigs List, Newspaper and state that there will be food, such as finger foods or something simple. You don't have to have a buffet. You can even get a desert at publix and offer that. Actually, your Realtor should be doing all that, not you.Make sure you place OPEN HOUSE signs on a busy street following all the way back to the house. If you can, attach the address on the signs so they can locate it if the next sign isn't clear or you live far from the busy street.Your Realtor can pass out flyers the day before and tell your neighbors that he/she's holding an OPEN HOUSE, for them to bring a friend that may be interested in buying property. People like to choose their own neighbors.That's about it. I'll be holding one this Sunday in Orlando from 12-3, as a matter of fact. Again, it's a way of getting prospective Buyers for ANY property.
Part II – purpose of an open house.
There are exceptions - but generally, open houses are for agents to pick up clients - not to sell the house. In my experience, your time and money is better spent on other marketing activities. If your home is listed in the MLS and has strong internet presence (good interior photos posted, etc.) and buyers are not scheduling showing appointments - the market is telling you one of two things...your price is too high or there are no buyers in the market...the fish are either not swimming or your hook is in the water at the wrong level with the wrong bait.Other agents may view open houses differently - but I share my perspective for whatever it may be worth to you.Good luck.
