Zillow values are a little hard to pin down and they often use comparables that are in a surrounding area, but not necessarily the same subdivision. This can drag down their Zestimates quite a bit. Also, if your home is more upgraded than others that have sold in the area, Zestimates don't take into account any extras like that. I have definitely heard from many sellers that are upset with the Zestimates. Zillow is a nationwide site and can never replace the expertise of local real estate agents or appraisers.The good news is that your agent has your home listed for sale and has a description and photos on the site so any potential buyer can see why your price is supported above the Zestimate. Any appraisal you have done would not even take Zillow into consideration, so you don't need to worry about that. And most buyers realize that this site has it's limitations and is best used as a tool to see homes for sale and aerial photos of the properties.
