I think you have gotten some good answers that give you good insight into the choice of a great realtor, however, if you do not know much about the purchase contracts or listing contracts, you may be at a loss as to whether or not your realtor "knows their stuff". Interviewing a realtor as if for a job, that makes sense, as this is job you are hiring for. It seems to me you must also ask friends, relatives, business associates for recommendations. I refer potential purchase clients to realtors I know and have worked with in the past, so you can ask your loan officer, and even your investment advisor or your accountant. I wish you good hunting! Ask them to bring a copy of both listing agreement and offer to purchase contracts with them. Then ask them to explain in clear terms what everything, yes everything means. You'll know then if they really know their stuff. I think you'll be surprised how many don't know it all and how many have different opinions about what things really mean.

Interview them, as if you were an employer. For selling a house...find out where they advertise why they charge what they charge. For buying a house....ask them how they are going to find you a house? How will they know if it is a good deal. Throw in a few questions of your own, its not so much what you ask its how they answer. The questions will give you some good info on their business but what you should really look for is what kind of person are they. Are they a real person or are they a salesperson? Do they care about you or just their check? Do you get along with them? This is huge, remember your going to be dealing with this person for awhile. Do they return calls/emails/texts? Of course some of this you will not be able to ask them but if you interview them you'll find out a lot who they really are. And also get a website, that will help you determine what kind of person and what kind of agent they are.
