Many things to consider...  Most agents will advise you to look at comparable sales close by....but this is just the start.  How is the competition in the area?  How long has it been on the market?  Most importantly, will it resale and for how much?  Are you asking for the buyer to pay for closing cost?  Make sure you have a strong negotiatior on your side.  Feel free to elaborate on your scenario if you would like.  We would love to be of assistance!
