How do you know you have the right short sale realtor?

I have been a full time top producing Realtor (also holding a Brokers/associate license) for 11 years. Short sales are the present and future and Realtors must have knowledge or you are making a sellers situation even worse. The process can be time consuming if everything is done properly but to not have the right agent pricing the house, understanding the price range the bank may take and when to prepare contracts, having the right attorney for the seller that is hands on. Just today I called a realtor that has a $50,000 overpriced listing. I have cash buyer for the market value of that area. I have learned to stray away from certain short sales that may be handled by attorneys that hv taken 1-2 years to close a short sale. DEFINITELY NOT THE NORM TODAY! The agent told me her manager requires that their agents use a specific attorney. Hmmmm. Why? Sounds fishy to me. The agent also says they 3bedroom home is priced as a 4 bedroom because a buyer only has to add a wall to get 4th bedroom. RIDICULOUS. it is a 3 Bedden and market value is a 3 bedroom. Sad that that seller has no IDEA that I had a cash buyer but their agent won't use a reputable atty that has a proven track record and won't go to a contract at a market value. So poor Mr seller may now add another one to 2 years of no payment to get their life in order. if you need assistance with a short sale home let me know.
